We act for the buyer. We’re not tied to any single development or agency — we advise across the whole market and represent your interests throughout the purchase.

In most cases there’s no additional cost to you: on new developments we’re typically remunerated by the developer on completion, while working entirely to your brief. Where a purchase sits outside that, we agree a clear, fixed advisory fee upfront. Either way, you’ll always know exactly how we’re paid before you engage us.

We advise across the capital, and we’re honest about where our conviction is strongest — the zones and scheme types we track daily. If your brief points somewhere we wouldn’t buy ourselves, we’ll say so and explain why.

That’s the norm for our clients. We handle search, viewings, negotiation, due diligence and completion — and lettings setup afterwards — keeping you informed at every stage, wherever you are.

We verify that prices and incentives are genuine, model the projected yield against the local pipeline, check the developer’s track record and build warranty, and coordinate full legal due diligence on the contract and title — so early access never means unchecked risk.

We’re not a bank or a broker, but we prepare you to approach the right lenders well — including for overseas and non-resident buyers, where the lender pool is narrower and preparation matters more. Our cost calculator gives you a realistic monthly figure before any conversation.

Yes — Cyprus is our second market, run from our Paphos office. For buyers who want income, residency or a Mediterranean base alongside a London asset, we manage the full purchase there ourselves, end to end. Start with the Cyprus page, or go straight to our island site at adens.cy.

It varies with the property and your readiness, but a resale purchase typically runs eight to twelve weeks from offer to completion, driven by conveyancing. Off-plan follows the developer’s build schedule, which we manage alongside you.
