Prime central · Store of value
Mayfair, Knightsbridge & Chelsea

The traditional heart of international capital — scarce stock, permanent demand and a market that rewards patience over yield. Suits buyers preserving wealth in one of the world’s most liquid prime markets.

What we check: lease length, service charges and the gap between asking and achieved prices — prime headline pricing hides more negotiation room than anywhere else in London.

City fringe · Professional
Islington, Clerkenwell & Shoreditch

Georgian terraces beside converted warehouses, minutes from the City and Tech City. The deepest pool of professional tenants in London, which makes it quietly strong for steady letting.

What we check: the specific building matters more than the postcode — new blocks sit beside stock that hasn’t been touched in decades, and service charges vary widely.

Riverside · Regeneration
South Bank, Battersea & Nine Elms

A decade of riverside regeneration has produced some of London’s most ambitious new-build schemes — and its widest quality spread. Suits buyers who want a new home or a managed rental near the centre.

What we check: the premium over comparable resale within the same scheme, and whether incentives are genuine value or already priced in. New-build here has to be bought well to perform.

Docklands · Yield
Canary Wharf & Docklands

High-specification towers, strong transport and entry prices well below prime central — the natural home of the yield-focused London apartment. Corporate and professional tenant demand is deep and consistent.

What we check: supply. New towers keep arriving, so we model rents against the pipeline — and on older stock we verify cladding and building-safety status before anything else.

East · Growth
Stratford & East London

The Olympic legacy turned east London into the capital’s growth story — major schemes, improving amenity and buyers arriving as central prices push outward. Entry costs remain among the most sensible in inner London.

What we check: which parts of the growth story have actually delivered, and which are still promises. The gap between the two is where mistakes are made — and where value still sits.

North · Villages
Highgate, Hampstead & the northern villages

Period houses, green space and some of London’s most enduring family demand. Buyers here are choosing a home and a neighbourhood for the long term rather than a spreadsheet yield — and the market rewards exactly that.

What we check: condition and works history on period stock, and realistic pricing — the best streets rarely transact, so comparables need careful reading.

West · Connected
Ealing, Acton & the Elizabeth line corridor

The Elizabeth line rewrote west London’s map — town centres with fast access to the City and Canary Wharf, and a wave of new schemes built around the stations. Popular with families and long-term tenants alike.

What we check: how much of the transport uplift is already in the price, station by station. Some stops still offer genuine value; others have been fully re-rated.

South-west · Lifestyle
Richmond, Wimbledon & Putney

River, parks, schools and a village feel inside the capital — the classic destination for families trading central convenience for space and quality of life. Demand is steady and owner-occupier led.

What we check: flood considerations on riverside stock, stock age and works needed — and we model letting on family lets, not on central-London assumptions.
